THE POSITION:

The Facilities Maintenance Operations Manager is responsible for managing and overseeing the maintenance and repairs of LA Family Housing's Family Sites. They will ensure compliance with code enforcement and building inspection regulations from funding partners such as LAHD, VA, Fire Department and Health Department by promptly addressing any citations or recommendations. The Manager will also be responsible for ensuring the readiness of vacant units through repairs and refurbishments. They will oversee, assign tasks, coordinate activities, and evaluate the performance of maintenance and custodial staff.

WHAT YOU'LL DO:

MAINTENANCE OPERATIONS

  • Ensure facility upkeep, safety, and emergency management
  • Oversee contract compliance and inspections
  • Manage maintenance requests and vendor procurement
  • Implement preventative maintenance plans and SOPs
  • Coordinate repairs and collaborate with other departments

AFTER HOURS EMERGENCY RESPONSE

  • Responsive to emergency calls outside of regular business hours
  • Approves and manages a schedule of maintenance staff to be on call for after-hours emergencies
  • Keeps a log of after-hour emergency repairs and documents work orders in the appropriate database

SUPPLIES & EQUIPMENT

  • Establishes and maintains an inventory system for equipment, tools and maintenance supplies
  • Orders, reviews, and approves requests for supplies and equipment
  • Processes all maintenance invoices for assigned site locations

MANAGING STAFF

  • Oversees and ensures compliance of staff trainings
  • Communicate goals, regulations, and deadlines to team
  • Promote team member adherence to company standards
  • Conduct performance evaluations and provide feedback
  • Participate in the hiring process and staff development

OTHER

  • Active member of the agency's Management Team, the FMO Leadership Team and the Safety Committee
  • Carry out and execute basic maintenance, custodial and special event coordination and tasks and oversight tasks as directed by supervisor
  • Collaborate with cross-functional teams and stakeholders
  • Additional tasks, projects, and responsibilities as assigned by supervisor

WHAT YOU'RE SKILLED AT:

  • Demonstrated ability to exercise sound judgment
  • Proficiency in computer usage, including proficiency in Microsoft Office, Excel and Word
  • Ability to understand and follow safety guidelines and labels on equipment
  • Expertise in industry standards pertaining to janitorial cleaning and chemical usage
  • Working knowledge of work order systems and management
  • Hands-on experience and technical skills in plumbing, electrical, and mechanical repair and maintenance
  • Commitment to adhering to and following instructions and orders
  • Proven ability to manager multiple projects simultaneously
  • Ability to work effectively in a team-oriented environment as well as independently
  • Bilingual fluency in English and Spanish highly desired

WHAT YOU'VE ACCOMPLISHED:

  • High School Diploma or GED preferred
  • Minimum of (5) years of experience in building trades, repairs, and maintenance, including a wide range of mechanical repairs for similar types of facilities
  • Minimum of two (3) years in a direct supervisory role with proven ability to manage and lead a team
