Specializing in LIHTC strategy and site selection, we combine our proprietary data-driven platformDealMapwith expert consulting to identify and secure high-scoring development sites. Urbanize is seeking a Real Estate Site Selection Associate to join our team in the San Antonio, Texas Metropolitan Area. This is a full-time hybrid role with some work-from-home flexibility.

The Associate will be responsible for finding, analyzing, and recommending development sites that meet both financial and sustainability criteria. The ideal candidate has a passion for using tools, data, and structured analysis to uncover the best opportunities in competitive markets. This role requires advanced technical proficiency in geospatial analysis, strong financial literacy, and the ability to produce clear, client-ready insights.

Key Responsibilities

• Identify and evaluate potential development sites, with emphasis on affordable housing and tax credit opportunities.
• Prepare professional, client-ready presentations and reports that distill complex data into actionable recommendations.
• Conduct comprehensive due diligence across zoning, title, environmental, and infrastructure factors.
• Apply advanced GIS tools (ArcGIS, PostGIS, QGIS) to analyze spatial characteristics, constraints, and competitive positioning.
• Build Excel models and workflows to organize and present data in ways that support site scoring and decision making.
• Leverage automation and scripting tools (e.g., ChatGPT) to streamline data gathering, reporting, and analysis.
• Collaborate with development, design, and sustainability teams to ensure site selections align with Urbanizes mission and goals.

Qualifications & Competencies

Technical Proficiency

• Advanced Excel skills for financial modeling, data organization, and reporting.
• Advanced GIS expertise (ArcGIS, QGIS, PostGIS) for geospatial evaluation and mapping.
• Familiarity with automation tools (Python, SQL, ChatGPT scripting) to optimize site selection workflows.

Analytical & Methodical Thinking

• Strong ability to evaluate sites using structured, data-driven approaches.
• Skilled at integrating financial, environmental, and regulatory considerations into recommendations.
• Exceptional attention to detail and problem-solving capabilities.
• Understanding of affordable housing QAPs in Texas, Georgia, North Carolina, South Carolina, and Virginia.
• Knowledge of appraisal methods, financial feasibility, and LIHTC scoring criteria.
• Excellent written and verbal communication skills for client-facing presentations.
• Ability to work cross-functionally with internal teams and external partners.

Education & Experience

• Bachelors degree in Real Estate, Finance, Urban Planning, Geography, Computer Science, or related field.
• Experience in site selection, suitability analysis, or real estate development preferred.
